Be Prepared — Speed Up Your Approval

Having your documents ready before you start the loan process can make a significant difference in how quickly your application is approved. Use the interactive checklist below to track what you've gathered. Check each item off as you collect it!

Not sure which documents apply to you? Don't worry — your loan originator will walk you through exactly what's needed for your specific situation.

Identification

Copy of government-issued photo ID (driver's license, passport, etc.)

Property Information (if you already have a contract on a home)

Purchase Agreement / Sales Contract

Copy of MLS sheet, if applicable

If selling your current home — copy of listing contract

If you have already sold your current home — copy of settlement statement (ALTA)

Income & Assets

Pay stubs for the most recent 30-day period

W-2s for the past 2 years

Names and addresses of each employer for the past 2 years

Bank, mutual fund, and/or investment account statements for the past 2 months (all pages)

Large Deposits: Any deposit greater than 50% of your gross monthly income will need to be sourced. If you have made large deposits, you will also need:

Written explanation and source for the deposit

If the deposit was a gift — signed gift letter (lender can provide), copy of gift check, and copy of deposit receipt

If you own more than 25% of a business: Corporate or partnership tax returns for the past 2 years, including K-1s

If self-employed: Personal and business tax returns for the past 2 years (with schedules), plus a year-to-date Profit & Loss Statement prepared by an accountant

If you own rental property: Tax returns for the past 2 years and current rental agreements

If retired: Pension Award Letter

If you receive Social Security: Social Security Award Letter

If counting child support as income: Copy of divorce settlement and 12 months of cancelled child support checks

Debts

Names, balances, and monthly payments on all current loans (note: this info will also populate from your credit report)

Written explanation of any credit report anomalies — including late payments, credit inquiries in the last 90 days, charge-offs, collections, judgments, or liens

If bankruptcy was filed within the last 7 years — copy of bankruptcy papers

VA Loans Only

Copy of DD Form 214 (Report of Separation)

Miscellaneous

Recent mortgage statements for any mortgages you currently have

Residence addresses for the past 2 years with estimated dates lived at each

If applicable — copy of divorce decree

If not a U.S. citizen — copy of front and back of green card
